Asbestos Surveys & Testing Surrey, London & South East
Know Your Asbestos Risk Before You Act
The asbestos information needed depends on the premises and the planned work. Where the duty to manage applies, dutyholders must identify and manage asbestos risk. Before intrusive refurbishment or demolition, the information must be adequate for the areas the work will disturb.
Pro Asbestos Removal provides survey, bulk-sampling and air-testing routes across Surrey, London and the South East. Survey competence, laboratory or analyst providers, and report scope are confirmed for the individual job.

Asbestos Surveys
Asbestos Management Survey
A survey route for normal occupation and maintenance. It records reasonably accessible suspect ACMs within the agreed scope and supports asbestos management information.
Commonly used where the duty to manage applies and reliable existing asbestos information is insufficient.
Asbestos Refurbishment Survey
An intrusive survey scoped to the areas that planned refurbishment will disturb. It provides asbestos information for those affected areas before work begins.
Used before intrusive refurbishment where existing information is insufficient for the affected areas.
Asbestos Demolition Survey
An intrusive survey scoped to the structure and areas that planned demolition will disturb, so asbestos work can be planned before demolition proceeds.
Used before demolition where existing information is insufficient for the affected structure.
Asbestos Pre-Purchase Survey
A survey scoped to a buyer’s property questions and planned use. Findings and limitations can inform the purchase decision.
Consider where existing information does not answer a relevant purchase question.
Pre-Acquisition Asbestos Survey
Commercial due-diligence survey route for buyers and investors. The agreed scope records accessible findings relevant to the transaction and can inform further investigation or cost planning. See asbestos survey costs explained.
Consider where a commercial transaction needs further asbestos information.
Estate Agent Asbestos Surveys
Survey routes for estate agents and property professionals where asbestos information is relevant to a transaction. Scope and reporting arrangements are confirmed for the individual instruction.
Used where a transaction needs asbestos information not adequately covered by existing records.

Testing and Air Monitoring
Asbestos Testing & Sampling
Bulk sampling and laboratory analysis route to confirm whether a sampled material contains asbestos. Provider details and turnaround are confirmed for the specific job.
Used where material confirmation is needed for a defined management or work decision.
Air Testing & Clearance
Independent air-testing and clearance routes may be required for particular licensed-work or reoccupation contexts. The analyst/provider and exact requirement depend on the job.
May be required as part of the clearance and reoccupation process for specified licensed asbestos work.
Long-Term Asbestos Monitoring
A route to discuss whether independent air monitoring is relevant to the specific premises or project. Provider, purpose and scope must be established separately.
Air monitoring does not replace material condition checks or an effective management plan.
Management Plans and Consultancy
Asbestos Management Plans
Supports duty-to-manage arrangements where they apply. The written plan uses the asbestos information available for the premises and records management actions within its agreed scope.
Used where the Regulation 4 duty to manage applies and a written management plan is required for the premises.
Asbestos Consultancy
An enquiry route for project-specific asbestos advice. The provider, competence, independence and agreed scope must be confirmed for the instruction.
Useful for complex projects or organisations without in-house expertise.
Common Questions
What is the difference between a management survey and a demolition survey?
A management survey is designed for normal occupation and maintenance and records reasonably accessible suspect ACMs within its scope. A refurbishment or demolition survey is more intrusive and is scoped to the areas that planned work will disturb. No survey should be described as identifying every ACM beyond its defined access and scope.
Is an asbestos survey a legal requirement?
Where the duty to manage applies, the dutyholder needs reliable asbestos information and a plan for managing the risk; a management survey is a common way to obtain that information when existing records are insufficient. Before intrusive refurbishment or demolition, the asbestos information must be adequate for the areas the work will disturb.
How long does an asbestos survey take?
Survey duration and report timing depend on the property, access and agreed scope. These are confirmed for the individual job rather than promised as a site-wide turnaround.
Do I need air testing after asbestos removal?
A four-stage clearance procedure applies to specified licensed asbestos work in an enclosure, not to every asbestos job. Where independent air testing or clearance is required, the appropriate analyst/provider and scope should be confirmed for that work.
