Commercial Asbestos Removal in Croydon, Surrey, London & South East
Where the duty to manage applies, the dutyholder must identify and manage asbestos risk and keep suitable information available to people who may disturb asbestos. Planned refurbishment or demolition needs asbestos information adequate for the affected work areas. Pro Asbestos Removal directly undertakes owner-led non-licensed and NNLW work only; licensable work must be carried out by an HSE-licensed contractor.
Pro Asbestos Removal carries out non-licensed and notifiable non-licensed asbestos work only. If a job is classed as licensable, it must be handled by an HSE-licensed contractor.
The Risk You Can't See
Commercial dutyholders need reliable asbestos information before maintenance, refurbishment or demolition disturbs suspect materials. The required information and controls depend on the building, the material and the planned task.
Pro Asbestos Removal does not hold an HSE asbestos-removal licence. We undertake owner-led non-licensed and NNLW work within our confirmed scope. Sprayed asbestos coatings and asbestos thermal insulation such as pipe lagging require an HSE-licensed contractor, and most AIB removal is also licensable.
If suspect asbestos is damaged or unexpectedly disturbed, stop the affected work, keep people away from debris and arrange competent assessment before cleanup or further work.
Commercial Asbestos Work: Scope, Classification and Handover
The commercial asbestos route starts with the material, condition and task, not with a blanket “commercial removal” label. Management information is used for normal occupation and maintenance; intrusive refurbishment or demolition may require a different survey scope for the work areas.
Where the assessed task is non-licensed or NNLW, Pro Asbestos Removal can carry out work within its confirmed scope using the job-specific assessment and controls. NNLW has additional notification, medical-surveillance and record-keeping duties.
Where the work is licensable, it is outside our direct removal service and must be carried out by an HSE-licensed contractor. Any independent analyst, laboratory or air-testing provider required for the job is confirmed separately rather than implied as an in-house accredited service.
Commercial asbestos work must be classified from the material, condition and task; licensable work requires an HSE-licensed contractor.

How We Work
Refurbishment or Demolition Survey
Where intrusive work requires it, use a survey scoped to the areas the work will disturb. Survey provider competence and any sampling arrangements are confirmed for the individual job.
Work Classification & Plan
For work within our direct scope, the task is classified and the job-specific assessment and work plan set the controls. NNLW notification is completed where applicable.
Work Within Scope
Pro Asbestos Removal carries out owner-led non-licensed and NNLW work only. If the task is licensable, it must be carried out by an HSE-licensed contractor.
Handover & Documentation
Customers receive the legally required paperwork applicable to the work and waste movement. Air testing or clearance is arranged only where the job requires an appropriate external analyst.
When You Need to Act
Planning intrusive refurbishment or demolition works
Make sure the asbestos information is adequate for the parts of the building the work will disturb before work starts.
Discovery of damaged or deteriorating suspect asbestos
Stop disturbance, keep people away from debris and arrange competent assessment before cleanup or further work.
Duty-to-manage premises with incomplete asbestos information
The dutyholder should review the available information and management plan and obtain further survey information where the existing records are not adequate.
Change of dutyholder, management or planned use
Review the asbestos information and management responsibilities so relevant records are current and available to people who may disturb ACMs.
Before Work Starts
A common commercial mistake is starting intrusive work before the asbestos information is adequate for the areas the project will disturb. If unexpected suspect material is found, stop the affected work and establish the material and work category before continuing.
Our Approach
For commercial work within our direct non-licensed and NNLW scope, the quotation defines the material, task, access and job-specific controls. We do not promise out-of-hours attendance or universal capability on this page. If the assessed task is licensable, it must be carried out by an HSE-licensed contractor.
Common Questions
Are commercial properties subject to the duty to manage asbestos?
The duty to manage applies to non-domestic premises and relevant common parts. The dutyholder must assess and manage asbestos risk, keep suitable information and a management plan, and provide relevant information to people who may disturb ACMs.
Do I need to notify the HSE before commercial asbestos work?
Notification depends on the work category. NNLW must be notified to the relevant enforcing authority before work starts. Licensable work follows the HSE-licensed-contractor route. Pro Asbestos Removal does not handle licensable-work notification as its own removal service.
