Asbestos Ceiling Removal
Why Suspect Ceiling Materials Need Checking Before Disturbance
Older ceilings can include AIB, textured coatings, asbestos cement or non-asbestos materials. Appearance and building age alone cannot confirm asbestos. Most AIB removal is licensable, while textured-coating work may be non-licensed or NNLW depending on condition and task; the work category must be established before disturbance.
Older ceiling materials may contain asbestos, but age alone does not identify them
Material, condition and planned disturbance determine the work category and provider route
What You Need to Know About Asbestos Ceiling Removal
Asbestos Insulation Board (AIB) Ceiling Tiles
AIB can occur in suspended ceilings and other fire-protection applications. Most AIB removal is licensable; the material, condition and task should be assessed before work is planned. See our AIB removal service.
Textured Coatings (Artex)
Textured coatings applied before 2000 may contain asbestos, but appearance alone cannot confirm it. The work category depends on the coating condition and planned task. See our Artex asbestos removal.
Asbestos Spray Coating
Spray-applied asbestos coatings require the licensed-contractor route. Pro Asbestos Removal does not offer their removal directly. See our Spray coating removal.
Asbestos Cement Ceiling Panels
Some older garage, outbuilding and industrial ceiling panels may be asbestos cement. If planned work will disturb them, establish the material and work category before cutting or drilling. See our Refurbishment survey.
Loose-Fill Asbestos Insulation
Loose-fill asbestos insulation is outside our direct removal scope. If it is suspected in a ceiling void, avoid disturbance and arrange competent assessment; confirmed loose asbestos insulation requires an HSE-licensed contractor. See our Insulation removal.
Six Situations That Need an Asbestos Check Before Ceiling Work
These situations can make the existing asbestos information inadequate for planned work. They do not mean removal is automatically required in every case.
Ceiling Renovation or Replastering
If planned work will sand, scrape, drill or otherwise disturb a suspect ceiling, establish the material and adequate asbestos information before work begins. Removal is not automatically the only management route for every ACM.
Loft Conversion
Loft conversions can disturb ceiling, soffit, insulation and service materials. Where the planned work will disturb suspect building fabric, ensure the asbestos information is adequate for the affected area before structural work begins.
Office or Commercial Fit-Out
Commercial fit-out can disturb ceiling systems and concealed materials. Where the work will disturb the fabric, use an asbestos-information or refurbishment-survey scope that covers the affected area before strip-out begins.
Visible Damage to Ceiling Tiles or Coatings
If suspect ceiling material is damaged, avoid further disturbance and arrange competent assessment. A generic page cannot predict airborne fibre levels from visible damage alone.
Property Sale
If a property transaction raises questions about known or suspected asbestos ceiling materials, provide reliable records or obtain the appropriate survey information. This page does not predict sale outcomes or guarantee that removal changes a buyer or lender decision.
Newly Purchased Older Property
If renovation is planned and existing asbestos information is insufficient, choose the survey or sampling scope that matches the planned work. A management survey does not identify every concealed ACM outside its defined scope.
Non-Licensed / NNLW Scope
Pro Asbestos Removal carries out non-licensed and notifiable non-licensed asbestos work only. If a ceiling job is classed as licensable, it must be handled by an HSE-licensed contractor.
Verified Individual Training
The owner, Shujaudin Mohammadi, holds verified UKATA NL01 Non-Licensed Asbestos Operative training, valid to 5 February 2027. This is an individual training credential, not a team-wide licence.
Job-Appropriate Paperwork
Customers receive the legally required paperwork applicable to the work and waste movement. The exact documents depend on the job and disposal route.
A Complete, Compliant Service
How We Work
Survey & Identification
We review the ceiling material information available and the planned work. Where formal sampling or survey information is required, the provider, scope and report are confirmed separately; the written quotation covers the direct work we are offering.
Enclosure & Preparation
Controls are selected from the material, condition and task. For direct non-licensed/NNLW work, the job-specific risk assessment and plan define segregation, surface protection and other controls. Licensable enclosure work is outside our direct scope.
Controlled Removal
Where the assessed task falls within our direct scope, removal follows the job-specific method and controls. Waste is packaged and labelled as required for the applicable hazardous-waste route.
Air Testing & Clearance
Air testing or four-stage clearance is arranged only where it applies to the assessed work. It is not a universal handover requirement after every non-licensed or NNLW ceiling job.
Disposal & Handover
Asbestos waste follows the applicable hazardous-waste route. Customers receive the legally required work and waste documents; analyst or clearance documentation is included only where that separate process applies.
Common Questions
What types of asbestos are found in ceilings?
Ceiling systems can contain AIB, asbestos-containing textured coatings or asbestos-cement products. Most AIB removal is licensable, while the classification of textured-coating and asbestos-cement tasks depends on the material condition and planned method.
How do I know if my ceiling contains asbestos?
Visual inspection alone cannot confirm asbestos. Use reliable existing records or a competent sampling/survey route where the ceiling material needs confirmation for the planned work. A pre-2000 date is a reason to check the evidence, not a blanket requirement for a new survey before every ceiling task.
Can ceiling asbestos be encapsulated rather than removed?
Management in place or encapsulation can be considered for some confirmed ACMs where condition, location and future disturbance make that route suitable. The material and task must be assessed first; licensable work remains outside our direct scope.
Do I need to vacate my home during ceiling asbestos removal?
Occupancy restrictions are job-specific. The material, location, work category and risk assessment determine who must stay out of the work area and when re-entry is permitted; a clearance certificate is not required after every ceiling job.
How much does asbestos ceiling removal cost?
Costs depend on the ceiling area, confirmed material, access, work category and agreed scope. The £600–£1,200 range for a single room is indicative only; any sampling, analyst or air-testing dependency is confirmed separately in the written quotation.
