Asbestos Garage Roof Removal in Croydon, Surrey, London & South East

Older garage roofs may contain asbestos cement, but age and appearance alone cannot confirm it. If confirmed asbestos-cement sheets need removal, Pro Asbestos Removal can undertake suitable non-licensed/NNLW work within scope and can quote replacement-roof options where appropriate.

Pro Asbestos Removal carries out non-licensed and notifiable non-licensed asbestos work only. If a job is classed as licensable, it must be handled by an HSE-licensed contractor.

The Risk You Can't See

Asbestos-cement roof sheets can release fibres if they are damaged or disturbed, but a webpage cannot predict airborne fibre concentrations at a specific property. Before cleaning, cutting or removal, establish what the material is and classify the task. Some asbestos-cement work is non-licensed or NNLW; licensable work requires an HSE-licensed contractor.

Do not pressure-wash, drill or break suspect sheets simply to inspect them. If the roof is damaged, avoid further disturbance and arrange an appropriate assessment or quotation route.

  • Roof panels are bowing, cracking, or showing surface erosion
  • Chalky white or grey residue on surfaces beneath the roof
  • Roof condition needs assessment before cleaning, repair or disturbance
  • Panels have been drilled, cut, or damaged by previous work
  • You are planning to sell, extend, or demolish the property
  • The garage was built before 1990

How Asbestos Cement Roof Panels Degrade

Corrugated asbestos-cement sheets are cement-based products that can contain asbestos fibres. Weathering and damage can change their condition, but age alone does not determine the legal work category or whether removal is required.

Where confirmed asbestos-cement roof work falls within our non-licensed/NNLW scope, the controls come from the job-specific assessment and plan. If another material is present or the task is licensable, the job must follow the HSE-licensed-contractor route.

Corrugated Roof Sheets

Corrugated roof sheets can be asbestos cement or another material. Confirm the material and condition before intrusive work.

Ridge Tiles

Ridge pieces can be asbestos cement or another material. Include them in the material and scope assessment before roof work.

Guttering & Downpipes

Guttering and downpipes may be made from different materials. Do not infer asbestos from garage age or appearance alone.

HSE guidance distinguishes licensable, NNLW and other non-licensed asbestos work by material, condition and task. Establish the category before disturbing a garage roof.

Roof Removal Only or Full Garage Demolition?

The right scope depends on the condition of the walls and your plans for the site.

Roof Panels Only

When the structure is suitable and the walls do not require removal, roof-only work may be an option. Replacement material and scope are confirmed in the quotation. See garage roof removal costs in detail.

  • Lower cost than full demolition
  • Garage structure retained and usable
  • Re-roofing in GRP, metal, or polycarbonate
  • Visit timing confirmed in the written quotation

Full Garage Demolition

Whole-garage removal may be appropriate where the agreed scope includes the structure and wall materials. The material and work category determine whether the job sits within our direct scope.

  • Identified asbestos-cement materials removed within the agreed scope
  • Site left clear and level
  • Job-appropriate paperwork supplied for the agreed scope
  • Decision based on confirmed materials, condition and customer plans

How We Work

Quotation Assessment

We assess the roof, access and scope for a no-obligation quotation. Visual inspection does not confirm asbestos; formal sampling or survey is arranged separately where needed.

Preparation

The area is cordoned off and signage erected. Full PPE including P3 respirators donned before work begins.

Panel Removal

Sheets are scored, wetted, and removed intact where possible. Ridge tiles, guttering, and downpipes removed in the same operation.

Bagging & Disposal

Asbestos waste is handled through the applicable hazardous-waste route, with carrier/disposal arrangements confirmed for the job.

Re-Roofing

Replacement roofing can be included where agreed. Material, timing and specification are confirmed in the written quotation.

When You Need to Act

Panels are cracking or bowing

If suspect sheets are cracked or damaged, avoid further disturbance and arrange assessment of the material, condition and work route.

You plan to sell the property

If a sale raises questions about known or suspected asbestos, provide accurate records and obtain transaction-specific property or conveyancing advice. Removal is not automatically required.

You plan to pressure-wash the roof

Do not pressure-wash suspect asbestos-cement roofing. Establish the material and appropriate management or work route before cleaning or disturbance.

Roof is intact but over 35 years old

Appearance and age alone do not establish the internal condition or asbestos content. Reassess the roof if its condition changes or future work could disturb it.

Before Work Starts

Over-cladding does not remove an asbestos-containing roof. Whether management, treatment, over-cladding or removal is appropriate depends on the confirmed material, its condition, future disturbance and the property context. Do not treat removal as automatically cheaper or legally required from this page alone.

Our Approach to Roof Removal

We assess the roof, access and proposed scope for quotation purposes. A free site assessment is not a formal asbestos survey. Where confirmed asbestos-cement work falls within our non-licensed/NNLW scope, the job-specific risk assessment and plan determine the controls. Replacement-roof materials and timing are confirmed in the written quotation.

Common Questions

Can I just paint over an asbestos garage roof?

Painting or coating does not remove asbestos. Whether management, coating or removal is suitable depends on the confirmed material, condition, proposed task and future disturbance. Do not apply a coating to suspect asbestos without first establishing the work route.

How do I know if my garage roof is asbestos cement?

Age, colour and corrugated profile cannot confirm asbestos cement. Where confirmation is needed, use an appropriate sampling or survey route; provider and laboratory details are confirmed for the individual job.

Can you re-roof the garage on the same day?

Replacement roofing can be included where agreed in advance. Whether it is completed in the same visit depends on the roof, access, material choice and quotation scope.

What re-roofing materials do you offer?

Replacement options may include GRP fibreglass, corrugated metal or polycarbonate where suitable. The exact product specification, availability and any warranty terms are confirmed in the quotation.
