Asbestos Removal FAQs

Straightforward answers to the questions we are asked most often about asbestos surveys, removal, costs, and regulations.

Common Questions

What is asbestos?

Asbestos is a group of naturally occurring fibrous minerals formerly used in construction products for heat resistance, strength and insulation. Older roof sheets, floor products, insulation and textured coatings may contain it. Appearance alone cannot confirm asbestos; avoid disturbance and use an appropriate evidence route.

Is asbestos dangerous?

Yes. Disturbing asbestos-containing material can release microscopic fibres that may be inhaled. Asbestos exposure can cause serious diseases including mesothelioma, asbestosis and asbestos-related lung cancer, and these diseases can take many years to develop. The practical rule is to avoid disturbing suspect material and use the appropriate competent assessment or work route.

Where is asbestos found in UK homes?

Any property built or refurbished before 2000 may contain asbestos. Common locations include garage roofs and walls, shed cladding, floor tiles and adhesives, ceiling tiles, pipe lagging, boiler and flue insulation, textured coatings such as Artex, and soffit boards.

What should I do if I think I have asbestos?

Do not disturb it. Do not drill, cut, sand, or break any material you suspect may contain asbestos. Avoid further disturbance and use the information route appropriate to the situation. A material sample can answer a specific identification question; a formal survey covers a defined building or work scope. Some confirmed material can be managed in place. If removal is needed, the material, condition and task determine whether work is non-licensed, NNLW or licensable; licensable work requires an HSE-licensed contractor.

Do I need an asbestos survey?

A formal survey is not automatically required for every domestic asbestos job. Before intrusive refurbishment or demolition, the asbestos information must be adequate for the areas the work will disturb. Where Regulation 4 applies to non-domestic premises, the dutyholder must find out whether asbestos is present, assess its condition and manage the risk; a management survey is one route where existing information is inadequate.

What is the difference between a management survey and a refurbishment survey?

A management survey provides asbestos information for normal occupation and maintenance within an agreed scope. Refurbishment and demolition surveys are more intrusive and are scoped to the building fabric that planned work will disturb. The competent provider should define the survey area, access, sampling and limitations for the actual instruction.

How long does an asbestos survey take?

Survey and report timing depends on the premises, access, survey type, sampling requirement and provider arrangements. The competent provider confirms the site duration and report timetable for the individual instruction; this page does not promise one standard turnaround.

How is asbestos tested?

Where material confirmation is needed, a competent person can take a representative sample within the agreed scope and send it for laboratory analysis. The laboratory/provider, relevant accredited scope and reporting time are confirmed for the individual instruction rather than assumed from a generic sitewide relationship.

Do I need a licensed contractor to remove asbestos?

It depends on the material, condition and task. Sprayed asbestos coatings and asbestos thermal insulation such as pipe lagging require an HSE-licensed contractor, and most AIB removal is also licensable. Suitable asbestos-cement and other work may be non-licensed or NNLW. Pro Asbestos Removal directly undertakes only work within its confirmed non-licensed/NNLW scope.

How long does asbestos removal take?

Duration depends on the material, quantity, access, work category, waste route and agreed scope. The written quotation confirms the programme for the individual job; this page does not publish a universal one-day or multi-day timeframe.

Will I need to leave my home during removal?

Whether occupants need to avoid part of a property depends on the material, location, work method and job-specific risk assessment. The written scope should state any access restrictions before work begins. Licensable work follows the HSE-licensed-contractor route and its own project controls.

What paperwork will I receive?

Customers receive the legally required paperwork applicable to the direct work and asbestos-waste movement. The exact document set depends on the work category and waste route. Survey, laboratory, analyst or HSE-licensed-contractor records remain separate where those external providers are involved.

Is the area safe after removal?

No universal air-test or clearance-certificate rule applies to every asbestos removal job. Four-stage clearance is associated with specified licensed enclosure work. For non-licensed/NNLW work, any air testing or analyst involvement is project-specific and the provider and handover requirements are confirmed for that job.

How much does asbestos removal cost?

Costs depend on the material, quantity, condition, access, work category and waste route. This FAQ page retains its existing budgeting ranges of £400–£700 for a single garage roof and £700–£1,400 for a full garage. These are page-specific guide figures, not a quotation or a sitewide price list. The written quotation confirms the actual scope, charges and exclusions.

Is asbestos removal covered by home insurance?

Insurance cover varies by policy and circumstance. Check your own policy documents or insurer before booking. For work within our direct scope, we can provide the legally required job and waste-movement paperwork that applies to the actual work; any insurer-specific evidence request should be confirmed before instruction.

Do you charge for site surveys?

We offer a free site assessment for a no-obligation written quotation. That quotation-stage assessment is not automatically a formal asbestos survey or laboratory test. Where a formal survey, sampling or other external provider is required, its scope and cost are confirmed separately.

What areas do you cover?

We cover Surrey, Greater London, Kent, West Sussex, East Sussex, Essex, Berkshire, and Hampshire. If you are unsure whether we cover your area, please call us or submit an enquiry.

Do you offer 24-hour emergency callout?

No universal 24-hour emergency-callout promise is published. If suspect asbestos has been damaged or disturbed, stop further disturbance and keep people away from the affected material. Contact us to discuss the situation and current availability; licensable work or specialist analysis uses the appropriate external route.

Scope, provider requirements, price and availability are confirmed for the individual enquiry. Licensable work requires an HSE-licensed contractor.
