Asbestos Garage Removal in Croydon, Surrey, London & South East

Older garage roofs and wall sheets may contain asbestos cement, but age and appearance cannot confirm the material. Pro Asbestos Removal dismantles suitable asbestos-cement garages within its owner-led non-licensed/NNLW scope; licensable materials or tasks require an HSE-licensed contractor.

Pro Asbestos Removal carries out non-licensed and notifiable non-licensed asbestos work only. If a job is classed as licensable, it must be handled by an HSE-licensed contractor.

The Risk You Can't See

Asbestos-cement garage sheets can release fibres if they are damaged or disturbed, but a generic webpage cannot predict airborne fibre levels at a particular property. Before demolition or repair, establish what materials are present and classify the task. Some asbestos-cement work is non-licensed or NNLW; licensable work requires an HSE-licensed contractor.

Do not start cutting, breaking or demolition based only on the age or appearance of the garage. If suspect material is damaged, avoid further disturbance and arrange an appropriate assessment or quotation route.

  • Garage roof panels are bowing, cracking, or showing surface erosion
  • White or grey fibrous dust visible on surfaces beneath the roof
  • Panels have been drilled, cut, or damaged by previous work
  • You are planning to demolish, extend, or sell the property
  • The garage was built between 1950 and 1999
  • Moss or lichen growth has accelerated surface degradation

What Asbestos Cement Is and Why Garages Are High Risk

Asbestos cement is a cement-based material that can contain asbestos fibres. It was used for corrugated and flat building sheets, including some garage roofs and wall panels. Condition, material type and the planned task matter more than a generic age rule.

Where confirmed asbestos-cement work falls within our non-licensed or NNLW scope, the work plan and controls are selected for that job. If another material is present, or the task is licensable, the route changes and an HSE-licensed contractor may be required.

Roof Sheets

Corrugated roof sheets may be asbestos cement or another material. Confirm the material and condition before intrusive work.

Side Walls

Flat side-wall and rear panels may be asbestos cement or another sheet material. Paint and appearance do not confirm asbestos content.

Soffits & Fascias

Soffits, ridge pieces and other garage components can be made from different materials. Check suspect components before drilling, cutting or demolition.

HSE guidance distinguishes licensable, NNLW and other non-licensed asbestos work by material, condition and task. The category should be established before the garage is disturbed.

Roof Removal or Full Garage Removal?

The right approach depends on the condition of the structure, your plans for the site, and whether the walls also contain asbestos. Here is how to decide.

Roof Sheets Only

If the structure is suitable and the wall materials do not require removal, roof-only work may be an option. Replacement material and scope are confirmed in the quotation.

  • Lower cost than full demolition
  • Garage structure retained
  • Re-roofing included in the same visit
  • Suitable when walls are brick or timber

Full Garage Demolition

Whole-garage removal may be appropriate where the agreed scope includes the walls and structure, or where the customer wants the structure removed. The material and task classification still determine the work route.

  • Removal of identified asbestos-cement materials within the agreed scope
  • Site left clear and level
  • Optional concrete base removal
  • Job timing and paperwork confirmed in the quotation
  • Decision based on material, condition and customer plans

How We Work

Quotation Assessment

We assess the garage structure, access and proposed scope for a no-obligation quotation. This does not confirm asbestos by sight and is not a formal asbestos survey.

Preparation

The area is cordoned off and signage erected. The team dons full PPE including P3 respirators before work begins.

Dismantling

Sheets are carefully removed intact where possible, wetted to suppress dust, and lowered to ground level without breakage.

Bagging & Labelling

All material is double-bagged in UN-approved asbestos waste sacks, labelled with the correct hazard classification, and loaded for transport.

Waste Route

Asbestos waste follows the applicable hazardous-waste route. Carrier/disposal arrangements and legally required paperwork are confirmed for the individual job.

When You Need to Act

Roof panels are cracking or bowing

If suspect sheets are cracked or damaged, avoid further disturbance and arrange assessment of the material, condition and work route.

You are selling the property

If a sale raises questions about known or suspected asbestos, provide accurate records and obtain property or conveyancing advice for the transaction. Removal is not automatically required.

Planning an extension or new build

Before planned construction disturbs suspect materials, establish the asbestos information needed for the affected work area and schedule any required asbestos work before disturbance.

Garage is intact but over 40 years old

Age alone does not show condition or asbestos content. Reassess the material if its condition changes or if future work could disturb it.

Before Work Starts

A common mistake is starting demolition before the garage materials and work category are established. Some asbestos-cement garage work can be non-licensed or NNLW, but competence, controls and waste duties still apply. Licensable work must be carried out by an HSE-licensed contractor.

How We Approach Garage Removal

Every garage-removal enquiry starts by defining the structure, suspect materials, access and planned scope. A free site assessment is for a no-obligation quotation and is not a formal asbestos survey. Where sampling is needed, the provider and laboratory route are confirmed for that job. Work within our non-licensed/NNLW scope follows the job-specific risk assessment and plan, with waste handled through the applicable hazardous-waste route.

Common Questions

How do I know if my garage contains asbestos?

Older garage roofs and wall panels may contain asbestos cement, but age and appearance cannot confirm it. Where confirmation is needed, use an appropriate sampling or survey route; the provider and laboratory arrangements are confirmed for the individual job.

Can I demolish an asbestos garage myself?

Some asbestos-cement work can be non-licensed, but this does not make every DIY task appropriate. Competence, risk assessment, controls and the waste route still apply. Licensable work requires an HSE-licensed contractor. Some councils accept domestic asbestos waste under local rules; check the relevant council before transporting material.

What happens to the concrete base?

Base removal is a separate scope item. Do not assume that coatings, debris or other materials associated with a garage base are asbestos-free. The materials, condition and proposed work need assessment before the removal scope is agreed.

How long does garage removal take?

Duration depends on the structure, material, condition, access and agreed work scope. The programme is confirmed for the individual project in the written quotation.

Do I need to vacate the property during removal?

Keep children, pets and other people out of the work area. Access restrictions and any need to vacate are determined by the job-specific assessment and work plan; confirm these arrangements before work begins.
