Asbestos Removal from Warehouses & Factories
Assessment and Work Scope
Industrial premises can contain several asbestos material types, but no local or sector-wide prevalence should be assumed from building age alone. Before maintenance, refurbishment, re-roofing or demolition disturbs suspect material, the asbestos information must be adequate for the affected area and the planned task must be classified correctly.
How Industrial Asbestos Work Is Classified and Planned
The material, condition and task determine whether work is non-licensed, notifiable non-licensed work (NNLW) or licensable. Pro Asbestos Removal directly undertakes only owner-led non-licensed and NNLW work within its confirmed scope. Work on sprayed asbestos coatings and asbestos thermal insulation such as pipe lagging requires an HSE-licensed contractor, and most AIB removal is also licensable. Programme, access and specialist-provider dependencies are confirmed for the individual site.
What the Service Includes
- Owner-led non-licensed and NNLW asbestos work within the confirmed direct scope
- Survey or sampling routes confirmed separately where formal asbestos information is required
- Licensable work routed to an HSE-licensed contractor
- Site-specific access and operational constraints reflected in the written quotation
- Survey, laboratory and analyst providers confirmed per instruction where required
- Job-appropriate waste and handover paperwork
What to Expect
Define the Site and Planned Work
Confirm the affected area, planned task, existing asbestos information, access and operational constraints.
Use the Appropriate Survey / Information Route
Where formal asbestos information is required, confirm the survey or sampling scope and the competent provider for that instruction.
Classify the Work
Determine whether the proposed task is non-licensed, NNLW or licensable. Licensable work is outside our direct scope and requires an HSE-licensed contractor.
Deliver the Agreed Direct Work
For work within our scope, the job-specific risk assessment and work plan define controls, access and waste arrangements.
Handover
Provide the legally required paperwork applicable to the direct work and waste movement. External analyst or licensed-contractor records remain separate where those routes are used.
When to Arrange an Assessment
Asbestos cement roof sheets are cracked, broken, or showing visible deterioration
Avoid further disturbance and arrange competent assessment of the material, condition and planned work. Visible deterioration alone does not establish airborne fibre levels or the exact work category.
Refurbishment, re-roofing, or structural alterations are planned
Before intrusive refurbishment or demolition, the asbestos information must be adequate for the areas the work will disturb. Where existing information is insufficient, use the appropriate refurbishment or demolition survey route.
The building has no asbestos register or the register has not been reviewed
Where Regulation 4 applies, the dutyholder needs adequate current asbestos information and effective management arrangements. Review the register and obtain further evidence where it is insufficient.
Acquiring or leasing an industrial building built before 2000
Establish the maintenance and repair responsibilities in the actual lease or contract and review the existing asbestos information. Responsibility can be shared; occupation alone does not establish every dutyholder obligation.
Before Work Starts
A common mistake is allowing intrusive maintenance to begin before the asbestos information and work category are adequate for the affected area. Drilling, cutting or removing suspect material without that check can create avoidable exposure and compliance problems.
Our Approach
Industrial asbestos enquiries are scoped around the actual material, planned task, access and operational constraints. We directly undertake only non-licensed and NNLW work within our confirmed scope; licensable work requires an HSE-licensed contractor. Programme and provider dependencies are agreed for the individual project rather than promised site-wide.
Common Questions
What asbestos materials may be present in warehouses and factories?
Older industrial premises may contain asbestos-cement roof or wall sheets, AIB, floor materials, pipe lagging, sprayed coatings and other ACMs. Sector type and building age cannot confirm asbestos; suitable records, survey information or sampling are needed for the specific site.
Do we need an asbestos survey before demolishing an industrial building?
Before demolition, the asbestos information must be adequate for the areas and materials that will be disturbed. A demolition survey is normally the appropriate route where existing information is insufficient; provider competence and scope are confirmed for the individual instruction.
Can you remove asbestos cement roof sheets from a large warehouse?
Yes, where the assessed asbestos-cement task falls within our confirmed non-licensed or NNLW scope. The written quotation defines the direct work, access requirements and waste route. Licensable materials or tasks require an HSE-licensed contractor.
How is asbestos waste handled on a large industrial site?
Asbestos waste follows the applicable hazardous-waste route. Carrier, disposal and container arrangements are confirmed for the project, and customers receive the legally required paperwork applicable to the work and waste movement.
Can work be planned around operations?
Potentially. Access, shutdowns, occupancy and working hours are agreed for the individual project and reflected in the quotation and work plan. This page does not promise overnight, weekend or zero-downtime delivery.
