Asbestos Insulation Board (AIB) Removal
Why AIB Needs Assessment Before Disturbance
Asbestos insulation board (AIB) was used as a fire-protection and insulation board in applications such as ceiling tiles, partitions, door linings and service ducts. Age and appearance do not confirm AIB. Most AIB removal is licensable, so the task and condition must be classified before work; licensable work requires an HSE-licensed contractor.
Older boards may contain asbestos, but age alone does not identify AIB
What You Need to Know About Asbestos Insulation Board Removal
Fire Door Linings
Some older fire-door systems may include AIB or other suspect linings. If work will disturb a lining and the material is not known, establish adequate asbestos information before repair or replacement. See our Management survey.
Ceiling Tiles
AIB ceiling tiles were used in offices, schools, hospitals, and retail units throughout the 1960s and 70s. They are often in poor condition and release fibres when disturbed. See our Asbestos ceiling removal.
Partition Walls and Linings
AIB was used as a lining material in partition walls and service ducts in pre-1985 commercial buildings. It is often concealed behind plasterboard or paint. See our Refurbishment survey.
Soffit Boards
Soffit boards can be AIB, asbestos cement or non-asbestos material. Appearance and age alone cannot identify them; establish the material before drilling, cutting or removal. See our Garage and soffit removal.
Service Duct Panels
AIB panels were used to line service ducts in pre-1985 commercial buildings. These panels are often disturbed during electrical or plumbing work without prior testing. See our Commercial asbestos removal.
Six Situations That Need an AIB Assessment
These situations require adequate asbestos information before work. They do not mean that removal is automatically required in every case.
Fire Door Replacement
Fire-door systems may contain suspect asbestos linings. If planned work will disturb concealed material, ensure asbestos information is adequate for the affected area before the work starts.
Office or Commercial Refurbishment
Commercial refurbishment may disturb ceiling, partition and service-duct materials. Where the work will disturb suspect building fabric, use an appropriate refurbishment-survey or other reliable asbestos-information route before strip-out.
Visible Damage to Ceiling Tiles or Linings
If suspect AIB is damaged, avoid further disturbance and arrange competent assessment. A generic page cannot predict the airborne fibre level from visible damage alone.
Electrical or Plumbing Work
Electrical or plumbing work can disturb concealed service-duct materials. The dutyholder should provide adequate asbestos information for work that may disturb ACMs; the appropriate survey scope depends on the task and existing records.
Property Acquisition Due Diligence
A buyer, lender or adviser may ask for asbestos information during commercial due diligence. A pre-acquisition survey has a defined scope and should not be presented as identifying every AIB item or guaranteeing a transaction outcome.
Demolition or Partial Demolition
Before demolition, asbestos information must be adequate for the structure and areas the work will disturb. Any AIB work identified as licensable must be carried out through the HSE-licensed-contractor route before the relevant demolition proceeds.

Where Asbestos Insulation Board Is Found
AIB was used in a range of building applications. The work route depends on the confirmed material, its condition and the task. Where material confirmation is needed, use an appropriate sampling or survey route; the laboratory/provider is confirmed for the individual job.
Ceiling Tiles & Suspended Ceiling Boards
AIB ceiling tiles were widely used in commercial and public buildings from the 1950s to the 1980s. They are typically 600×600 mm or 600×1200 mm boards laid in a suspended metal grid. When damaged, drilled, or disturbed during maintenance, they release amosite fibres readily. Most AIB removal is licensable and requires the HSE-licensed-contractor route; exact enclosure/clearance requirements depend on the licensed work plan.
Typical locations: Offices, schools, hospitals, retail units, public buildings built 1950–1985
Partition Walls & Panels
AIB partition panels were used to construct internal walls and room dividers in commercial buildings. They often contain high concentrations of amosite and are highly friable when cut, drilled, or broken. Partition removal is frequently required during office refurbishments and change-of-use projects.
Typical locations: Commercial offices, schools, hospitals, industrial units, pre-1985 properties
Fire Doors & Door Linings
AIB was used as a fire-resistant lining in fire doors and door frames in commercial buildings. The boards are typically thin (6–12 mm) and bonded to the door core. Disturbance during door replacement or refurbishment can release significant quantities of amosite fibres.
Typical locations: Commercial buildings, schools, hospitals, public buildings, pre-1985 properties
Soffit Boards & Ceiling Linings
AIB was used as a soffit lining in covered walkways, undercroft car parks, and building overhangs. Weathered or damaged AIB soffits are a significant risk: particularly where the surface has been painted over or has deteriorated due to moisture ingress.
Typical locations: Covered walkways, car parks, building overhangs, pre-1985 commercial properties
Service Duct Linings & Calorifier Casings
AIB was used to line service ducts, calorifier casings, and boiler housings in commercial and industrial buildings. These applications are particularly hazardous because the boards are often in poor condition and are regularly disturbed by maintenance operatives unaware of the asbestos content.
Typical locations: Service ducts, boiler rooms, plant rooms, industrial buildings
When the AIB Work Route Needs Assessment
Office & Commercial Refurbishment
AIB ceiling tiles and partition panels may be encountered during refurbishment. Before work that will disturb the fabric, asbestos information must be adequate for the affected area; where existing information is insufficient, an appropriately scoped refurbishment survey may be required.
School & Education Buildings
Some older school buildings may contain AIB in ceiling, partition or service applications. Do not infer AIB from the building system or age alone; use reliable asbestos information before maintenance or refurbishment disturbs suspect materials.
Healthcare & Public Buildings
Older healthcare and public buildings may contain AIB in ceiling, partition or fire-protection applications. Refurbishment and maintenance planning should use reliable asbestos information for the areas that work may disturb.
Domestic Properties
AIB was also used in domestic properties: particularly in airing cupboard linings, boiler housing panels, and some ceiling tiles in 1960s and 1970s homes. If you are planning a loft conversion, extension, or kitchen/bathroom refurbishment in a pre-1985 property, a survey is strongly recommended.
Fire Door Replacement
Fire-door systems can contain AIB or other suspect linings. If replacement work will disturb concealed materials, ensure the asbestos information is adequate for that work before removal begins.
Pre-Purchase & Pre-Demolition
For a property transaction or demolition project, choose the asbestos-information or survey scope that matches the decision and planned work. A survey has defined access limits and should not be described as identifying every AIB item in a property.
How the AIB Work Route Is Established
Site Assessment
Free site assessment for a no-obligation quotation. Photographs can help with preliminary triage, but they cannot confirm whether a material contains asbestos; confirmation requires appropriate sampling and laboratory analysis.
Work Classification
Whether asbestos work is licensed, notifiable non-licensed or non-licensed depends on the task, the asbestos-containing material and its condition.
Licensable Work
Work classified as licensable must be carried out by an HSE-licensed contractor.
Non-Licensed and NNLW Work
Pro Asbestos Removal carries out non-licensed and notifiable non-licensed asbestos work only.
Documentation
Customers receive the legally required documentation applicable to the work carried out and any asbestos-waste movement.
Four-Stage Clearance
Where licensed removal requires four-stage clearance, an independent analyst carries out the clearance process and issues the Certificate for Reoccupation.
AIB Work Classification
Asbestos insulation board is classified as a licensable material under Schedule 2 of the Control of Asbestos Regulations 2012 (CAR 2012). This means it can only be removed by a contractor holding a current HSE asbestos licence. The HSE must be notified at least 14 days before work begins using the ASB5 form. Workers must hold a current medical and be enrolled in a health surveillance programme.
Do not use the material name alone to decide that every AIB task is licensed or non-licensed. Most AIB removal is licensable; any proposed non-licensed exception needs a task-specific assessment against current HSE guidance before work starts.
Where specified licensed enclosure work requires four-stage clearance, a competent independent analyst completes the applicable process before handback. Analyst identity and accreditation scope are confirmed for the individual job; a generic air-test number is not used on this page as a universal reoccupation decision.
AIB Removal vs Encapsulation
In some circumstances, asbestos encapsulation may be considered as a temporary management measure for AIB in good condition and in undisturbed locations. However, encapsulation is not appropriate where the AIB is damaged, deteriorating, or in a location where it is regularly disturbed. For most commercial refurbishment and renovation projects, removal is the only practical option. We will advise on the most appropriate solution for your specific situation.
Common Questions
What is asbestos insulation board (AIB)?
Asbestos insulation board (AIB) is an asbestos-containing board used for fire protection, partitions, ceilings and other applications. It differs from asbestos cement and can release fibres when disturbed. Appearance alone cannot identify it. Most AIB removal requires an HSE-licensed contractor; the task, duration and condition determine the work category.
Is AIB always licensed work?
Most AIB removal is licensable, but the legal category depends on the task, duration and material condition. Do not assume that every AIB task falls into the same category. Where the work is classed as licensable, it must be carried out by an HSE-licensed contractor; Pro Asbestos Removal does not undertake licensable work directly.
How do I know if I have AIB in my building?
AIB can occur in suspended ceilings, partitions, fire-protection linings, soffits and service ducts, and it can resemble non-asbestos board. Visual identification is not reliable. Where confirmation is needed, use an appropriate survey or sampling route and laboratory analysis; the provider and scope are confirmed for the individual job.
How much does AIB removal cost?
The cost depends on the quantity of board, its location and accessibility, its condition, the work classification and whether the building is occupied. Free site assessment for a no-obligation quotation.
Do I need a survey before AIB removal?
Before work that may disturb asbestos, the asbestos information must be adequate for the affected area. Sampling/site work may be carried out by the owner, while any formal survey provider and scope are confirmed separately for the individual instruction.
Can AIB be encapsulated rather than removed?
The appropriate approach depends on the material, condition, location and planned work. Whether asbestos work is licensed, notifiable non-licensed or non-licensed depends on the task, the asbestos-containing material and its condition.
How long does AIB removal take?
The timeframe depends on the task, the asbestos-containing material, its condition and the work classification. Free site assessment for a no-obligation quotation.
What happens after AIB removal?
Customers receive the legally required documentation applicable to the work carried out and any asbestos-waste movement. Where licensed removal requires four-stage clearance, an independent analyst carries out the clearance process and issues the Certificate for Reoccupation.
