Asbestos in Surrey Homes: What You Need to Know
Asbestos is a group of naturally occurring fibrous silicate minerals. Six types were commercially used in the UK, but three dominated the construction industry: chrysotile (white), amosite (brown), and crocidolite (blue). The UK banned all asbestos imports and use in 1999: the last major industrial nation to do so. Before that ban, it was in everything: roof sheets, floor tiles, pipe lagging, ceiling coatings, and insulating board.
Disturbing asbestos-containing materials can release fibres that may be inhaled and cause serious disease. Leave suspected material undisturbed and obtain competent advice before work that could affect it.
Surrey contains properties from many construction periods. Older buildings may contain asbestos-containing materials, but county, neighbourhood, age and appearance cannot establish what is present in a specific property. The decision should be based on adequate asbestos information and the work you plan to do, not a local-prevalence assumption.
Material Types to Consider in Older Surrey Properties
- Asbestos cement garage roofs Possible in older garages and outbuildings; confirm the material before disturbance
- Shed and outbuilding cladding Corrugated sheets, flat boards
- Textured coatings Some older coatings may contain asbestos; appearance alone cannot confirm it
- Asbestos insulating board (AIB) Soffits, boiler cupboards, partitions
- Vinyl floor materials Older tiles and adhesive can contain asbestos; confirmation may require sampling
- Asbestos flue pipes Boiler flues and chimney liners
The Asbestos Removal Service
How Safe Asbestos Removal Works
The Control of Asbestos Regulations 2012 (CAR 2012) distinguishes licensed, notifiable non-licensed and other non-licensed work. Pro Asbestos Removal directly undertakes only work within its confirmed non-licensed/NNLW scope; licensable work requires an HSE-licensed contractor.
01
Quotation Assessment
We review the property, material information available, access and planned work for a no-obligation quotation. A quotation-stage assessment is not a formal asbestos survey.
02
Survey or Sampling Route Where Needed
If the existing asbestos information is not adequate for the planned work, the appropriate survey or sampling scope and provider are confirmed separately.
03
Work Classification
The material, condition and task determine whether work is non-licensed, NNLW or licensable. Licensable work is outside our direct service and requires an HSE-licensed contractor.
04
Direct Work Within Scope
For work within our confirmed non-licensed/NNLW scope, the job-specific risk assessment and work plan define the controls, access and waste arrangements.
05
Waste & Handover
Asbestos waste follows the applicable hazardous-waste route. Customers receive the legally required paperwork applicable to the direct work and waste movement; external provider records remain separate.
Survey or Removal?
Do You Need an Asbestos Survey First?
A formal asbestos survey is not automatically required for every domestic quotation. Photographs or a site visit can support preliminary triage, but they cannot confirm asbestos. Where material confirmation or wider asbestos information is needed, use the appropriate survey or sampling route.
If planned refurbishment will disturb building fabric that may contain asbestos, the asbestos information must be adequate for the affected areas. Where existing information is insufficient, a refurbishment survey route may be required before intrusive work starts.
When You Need a Survey First
- Before any renovation or demolition work
- When buying or selling a property
- When managing a commercial building (legal duty)
- When you suspect ACMs but can't identify them
- For insurance or mortgage purposes
When We Can Quote Direct
- Visible asbestos cement garage roof
- Asbestos shed or outbuilding you want removed
- Asbestos flue pipe you can clearly identify
- Asbestos waste collection from a known source
- Re-roofing after confirmed asbestos removal
The Most Expensive Mistake Surrey Homeowners Make
Do not assume a task is suitable for DIY because a material may fall outside licensed work. Material condition, task, competence, controls and hazardous-waste duties still matter, and NNLW carries additional duties. Work classed as licensable must be carried out by an HSE-licensed contractor. Read our guide on whether you can remove asbestos yourself before disturbing suspect material.
Our Approach in Surrey
Why Surrey Homeowners Choose Pro Asbestos Removal
We're based in South Croydon (CR2), close to the Surrey service area. Onsite non-licensed and NNLW work is owner-led. Pro Asbestos Removal does not hold an HSE asbestos-removal licence, so licensable work must be carried out by an HSE-licensed contractor. The owner's verified training is UKATA NL01 Non-Licensed Asbestos Operative; it is not an HSE contractor licence. See the licensed contractors register.
Our asbestos management approach is built around one principle: give the client the information they need to make a good decision, then carry out the work to the highest standard. We don't oversell surveys on jobs that don't need them, and we don't cut corners on jobs that do.
Project Evidence
Local project claims are used only when their source and permissions are verified
The current Experience Inputs Register does not yet approve a substantive Surrey project or case assignment for this page. We therefore do not use an unverified response time, job duration, disposal outcome or customer-specific result as proof here.

Common Questions
What is asbestos and where is it found in Surrey homes?
Asbestos-containing materials can occur in older Surrey properties, including asbestos-cement products, textured coatings, floor materials, AIB, flues or thermal insulation. Property age, neighbourhood and appearance cannot confirm asbestos or local prevalence. Where material confirmation is needed, use suitable records, survey information or sampling for the specific property and planned work.
Do I need a licensed asbestos removal company in Surrey?
The material, condition and task determine whether work is non-licensed, notifiable non-licensed work (NNLW) or licensable. Pro Asbestos Removal does not hold an HSE asbestos-removal licence and directly undertakes only non-licensed and NNLW work within its confirmed scope. Work classed as licensable must be carried out by an HSE-licensed contractor.
How does the asbestos removal service work in Surrey?
The route starts by establishing what material information is available and what work is planned. A free site assessment is for a no-obligation quotation and is not a formal asbestos survey. Formal survey, laboratory or analyst routes are confirmed separately where required; direct work is limited to our non-licensed/NNLW scope.
What is asbestos management and when is it required?
Where the Regulation 4 duty to manage applies, the dutyholder must identify and manage asbestos-containing materials and keep the management information up to date. The appropriate survey, reinspection or management-plan route depends on the premises and existing information. This is not a blanket legal duty for every private homeowner.
How much does asbestos removal cost in Surrey?
Existing page-specific price ranges on the website are retained where approved. The written quotation depends on the confirmed material, quantity, access, work category and agreed scope; disposal, survey, analyst and other external-provider charges are stated for the individual job rather than assumed to be universally included.
