Demolition Surveys

Core Service: Survey
Before demolition or major intrusive refurbishment, the asbestos information must be adequate for the building fabric the work will disturb. Where existing information is insufficient, use the appropriate competent refurbishment/demolition survey route. Provider competence, scope and report timing are confirmed for the individual instruction.

Why This Matters

Why Demolition Work Needs Adequate Asbestos Information

Before demolition or major intrusive work, review whether existing asbestos information covers the exact areas and building fabric that will be disturbed. Where it does not, a competent demolition/refurbishment survey uses an intrusive scope agreed for the project. The survey has stated access and sampling limitations and does not guarantee that every material outside its scope has been identified.

1999

The final UK ban on new asbestos use was completed; building age is a clue, not material confirmation

Project-specific

Survey scope, access, sampling and work classification depend on the actual demolition project

CAR 2012

The asbestos-work framework requires adequate information and correct work classification before disturbance

Key Facts

What You Need to Know About Demolition Survey

Five facts that define the risk, the legal position, and the correct approach to demolition survey.

01

Roofing and Cladding

Older roofing and cladding can include asbestos-cement or non-asbestos products. Material identity comes from records or competent survey/sampling evidence, not prevalence assumptions. See our Cement-sheet work route.

02

Asbestos Insulating Board (AIB)

AIB can occur in older fire-protection, ceiling and partition systems. Most AIB removal is licensable, while some minor short-duration tasks can be classified differently; the demolition plan must use the correct route. See our AIB work classification.

03

Sprayed Asbestos Coatings

Confirmed sprayed asbestos coatings are licensable work and require an HSE-licensed contractor. Appearance and building age do not confirm a sprayed coating is asbestos. See our Licensed-contractor route.

04

Asbestos Thermal Insulation / Pipe Lagging

Confirmed asbestos thermal insulation, including pipe lagging, is licensable work and requires an HSE-licensed contractor. Its presence and condition are property-specific. See our Pipe-lagging route.

05

Textured Coatings and Floor Materials

Some older textured coatings, floor tiles, backing products and mastics contain asbestos, while similar products do not. The survey and demolition plan determine the material evidence and work route needed for the affected areas. See our Floor-material work route.

Decision Framework

Six Situations That Require Demolition Survey

These six triggers indicate that demolition survey is required: not optional.

Full Building Demolition

Before demolition, make sure the asbestos information is adequate for all building fabric that the project will disturb. Where it is not, use the competent demolition-survey route.

Partial Demolition or Structural Alteration

Where structural work will disturb building fabric not adequately covered by existing asbestos information, use the appropriate refurbishment/demolition survey scope before intrusive work starts.

Redevelopment or Site Clearance

Redevelopment teams need asbestos information adequate for the structures and work areas being disturbed. Share relevant survey information with the people who plan and carry out the work.

Planning or Project Requirement

Planning, client or contractor documentation requirements are project-specific. Check the actual condition or project brief rather than assuming every authority requires the same survey document.

Commercial Property Acquisition

Transaction due diligence and a future demolition scope are different questions. Use the asbestos information appropriate to the transaction and, if demolition is planned, scope the intrusive survey to that future work separately.

Contract or Enforcement Requirement

If a regulator, client, insurer or contract requires specific asbestos information, follow that documented requirement. This page does not claim one universal insurer or permit rule.

Surveyor Competence

The surveyor must be competent for the survey scope. The named provider and competence evidence are confirmed for the instruction; this page does not claim P402 as a universal legal requirement or a company-held qualification.

Laboratory / Analyst Route

Where samples or analyst services are required, the named external provider and relevant accredited scope are confirmed for the instruction. Pro Asbestos Removal does not publish a standing in-house laboratory claim.

Report Timing Confirmed Per Instruction

The survey visit, laboratory dependencies and reporting time are confirmed in the quotation for the actual building and survey scope. No fixed 3–5-day or emergency turnaround is promised here.

What's Included

A Complete, Compliant Service

  • Survey scope matched to the planned demolition or intrusive work area
  • Competent inspection of accessible and agreed intrusive areas
  • Sampling where the surveyor judges it necessary within the agreed scope
  • Laboratory/provider details confirmed for the individual instruction
  • Written report with findings, locations and survey limitations
  • Work-category implications identified without acting as the removal contractor for licensable work
  • HSE-licensed-contractor route identified where licensable asbestos work is required
  • Surveyor competence and qualifications verified for the instruction
  • Report timing confirmed in the quotation rather than guaranteed on this page

The Process

How We Work

Site Booking & Briefing

We discuss your demolition programme, access requirements, and any known ACMs before the survey. A site visit is booked at a time convenient for you.

Intrusive Survey

The competent surveyor follows the agreed intrusive scope for the planned demolition areas, recording access and limitations. Sampling is carried out where needed to answer the material question within that scope.

Laboratory Analysis

Where samples are taken, the named laboratory and relevant accredited scope are confirmed for the instruction. Reporting time depends on the provider and project requirements and is stated in the quotation.

Report & ACM Register

A full written survey report is produced including an ACM register, condition ratings, priority scores, photographs, and recommendations for removal.

Work Planning Handoff

The survey report identifies findings and limitations. Removal design, plan of work and sequencing belong to the contractor responsible for the asbestos work; licensable removal is owned by an HSE-licensed contractor.

FAQs

Common Questions

What is the difference between a demolition survey and a management survey?

A management survey supports normal occupation and maintenance within its stated scope. A refurbishment/demolition survey is more intrusive and is scoped to the building fabric the planned work will disturb. Read the survey limitations and access record rather than assuming any survey guarantees every concealed ACM is found.

Who can carry out a demolition survey?

A demolition/refurbishment survey must be carried out by a competent surveyor for the agreed scope. The provider and competence evidence are confirmed for the instruction; this page does not claim a company-wide P402 qualification.

Is a demolition survey legally required?

Before demolition or major intrusive work, the asbestos information must be adequate for the building fabric that will be disturbed. Where existing information is insufficient, the appropriate competent survey route is needed. The exact duty depends on the premises, work and existing records; this page does not give individual legal advice.

How long does a demolition survey take?

Duration depends on the building, agreed scope, access, intrusive investigation and sampling needs. The survey provider confirms attendance and report timing for the actual instruction; no fixed half-day or one-to-two-day duration is promised here.

How much does a demolition survey cost?

This page retains its existing £350–£600 domestic demolition-survey budgeting range. The written quotation depends on building size, scope, access, sampling/laboratory needs and provider arrangements. Request a free site assessment for a no-obligation quotation; that assessment is not automatically the formal survey.
